The primary objective of the Building Operator is to ensure that the assigned buildings are being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.
Operate and maintain electrical, mechanical and security equipment in the building to ensure proper environmental comfort and ensure the physical plant operates safely and efficiently.
Perform assigned preventive maintenance duties and carry out unscheduled repairs of HVAC, mechanical, plumbing, electrical and life safety systems, report completion and / or unusual conditions to the Operations Manager.
Assist the water chemical technician in chemical water testing.
Maintain the cleanliness and appearance of all machine rooms, electrical rooms, pump rooms, and cooling tower areas.
Routinely inspect the building and equipment to determine additional maintenance or repairs required and report such conditions to the Operations Manager.
Maintain computerized control systems including BAS, lighting systems, and fire systems.
Maintain outdoor air ventilation as per guide lines and building design and strictly adhere to filter replacement schedules to ensure proper air quality and efficient operations.
Conduct monthly after-hours fire testing and generator testing.
Maintain an inventory of supplies and equipment and make recommendations.
Oversee contractor(s) to ensure work is preformed correctly and as per contract or work order.
Remain current and up to date with new industry practices, legislative changes and new technologies.
A minimum of 3 years of related building operations experience.
Post-secondary education in related discipline, e.g. : BES Certification.
Journeyman trades (Electrician, Plumber, Refrigeration) experience an asset but not a requirement.
A clear understanding of how to read building drawings for various disciplines (Mechanical, Architectural, Electrical, Structural).
Knowledge of Health & Safety procedures (WHMIS, Lockout & Tag out, fall protection and mould).
An in-depth understanding of the operation and maintenance routines of HVAC and life safety equipment.
A knowledge of general maintenance procedures.
Excellent interpersonal and communication (verbal and written) skills.
The ability to work all hours required to provide sufficient building coverage & available on an on-call basis after hours.
A valid driver’s license and access to a vehicle is required.
