JLL is currently seeking a dynamic individual for the role of Sales Associate to join the Capital Markets Group within the Montreal office.

The position entails working with a diverse group of internal and external clients at all levels of the organization. The ideal candidate will possess the independent judgement to plan, prioritize, and organize a diverse workload with guidance from the Local Practice Leader.

The individual will be responsible for understanding current market trends while developing a broad and qualified clientele base.

The individual will be responsible for generating and executing downtown Toronto listing opportunities under the guidance and direction of senior team members.

RESPONSIBILITIES

  • Contribute to achieving Jones Lang LaSalle’s gross revenue and net operating income objectives
  • Interface with clients and prospects to successfully define the parameters, lease terms, and limitations surrounding a possible lease, listing and related agreements
  • Provide existing and prospective clients with current industry and market specific information as it relates to their business and investments
  • Ensure that the highest quality of communication is performed with tenants, landlords and clients through monthly emails, phone calls, and hard copy deliverables indicating our efforts to-date for our services
  • Assist in the marketing of each assigned office property and ensure accurate and timely updates are made to all applicable marketing initiatives (e.
  • g. websites, etc.) as necessary

  • Draft and prepare responses to Requests For Proposals (RFP’s) or offers to lease in an efficient, professional, and timely manner
  • During any and all showings and tours with prospects and clients for managed and non-managed properties, the incumbent shall be cognizant of any maintenance, repairs, lighting, and overall appearances of properties to ensure listings are being maintained or are presentable, and make appropriate recommendations to maintenance director and / or property manager
  • Maintain regular communication with stakeholders within the existing tenant database to discuss their local expansion, relocation, and outside market expansion and track through Jones Lang LaSalle’s Customer Relations Management (CRM) system, lease expiration dates and future plans
  • Analyze prospective lease terms and financial information by entering into Excel spreadsheets or Argus software to determine the long term profitability of a potential lease
  • Prepare and deliver professional presentations to prospective new clients
  • Conduct local and sub-market analysis for existing inventory and competitive properties to ensure accurate marketing and competitive pricing with respect to market rent, tenant improvements and rental abatement
  • Utilize marketing websites and web based marketing avenues such as LoopNet, CoStar, and Constant Contact to advertise and promote assigned properties to the brokerage community and end users, as appropriate
  • Compile and present monthly leasing activity reports for managed and non-managed properties for owners and landlords
  • Constantly maintain an active inventory of deals in progress through ongoing client marketing and deal generation activities
  • Willingness to be involved in community functions, committees and actively network with local business owners and prospective landlords and tenants
  • Any other reasonable duties and responsibilities that may be assigned from time to time by the acting Local Practice Leader
  • QUALIFICATIONS

  • Post secondary education is an asset
  • 3+ years of relevant experience in commercial or residential real estate transactions or combination of education and experience
  • Lisenced with the applicable real estate authority
  • A successful track record in sales / leasing is required
  • Must be able to build contacts and expand business relationships
  • Excellent verbal and written communication skills
  • Proficiency in another language is an asset
  • Must have excellent interpersonal, customer service and negotiation skills with a capacity of closing transactions
  • Must have excellent time management and organizational skills
  • Must be able to adapt and prioritize in a fast-paced environment
  • Must operate with a sense of urgency, quickly responding to Stakeholders
  • Must have a positive, professional attitude yet personable demeanor and demonstrate professionalism at all times
  • Must be able to work well independently with an ability to work collaboratively with others
  • Must be proactive, take initiative and be self-motivated
  • Must be results oriented and have strong analytical skills with an ability to position practical solutions to problems
  • Demonstrated proficiency with all applicable software packages including but not limited to MS Windows; MS Office, including MS Word, Excel, Outlook, MapPoint and Powerpoint;
  • Adobe Professional, X, or Standard; CRM; ProCalc, Altus Insite, Geowarehouse and RealTrack
