Avison Young's Toronto Property Management Division is currently seeking an Accounting Supervisor to join our accounting team located at 401 Bay Street.

In this role you will become an integral part of Avison Young's third party property accounting team supporting our organizational objectives of delivering superior property management services to our clients.

The candidate should display strong technical capabilities as well as collaborative, communicative interpersonal skills.


Key responsibilities include but not limited to the following :

  • Account ReceivableEnsure tenant allowances and write offs are completed monthlyProvide assistance with procedures & coding for unusual A / R adjustmentsReview of all non-rental related cheque postings
  • Accounts PayableSchedule and co-ordinate bi-monthly and monthly cheque runsReview and approve all HST reconciliations / remittances and all government returns prepared by Property AccountantsEnsure that the HST regulations are being followedMonitor and ensure that utility, realty tax bills and any date sensitive invoices are processed and paid on timeReview all GL coding for capital, operational and miscellaneous payables
  • BankingReview all cash calls and prepare the funding request / distribution to the ownersMonitoring of all cash balances-assist or invest (where applicable) surplus cash or disburse to ownersDeal directly with banks on all banking related issuesEnsure bank reconciliations are reviewed and updated dailyMonitor any fraudulent banking activities by enforcing and monitoring the internal procedures
  • General AccountingSet and ensure that all reporting deadlines are met for all companiesEnsure that the Property Accountants understand and follow GAAP or IFRS accounting principlesFinal review of all monthly, quarterly and annual financial reportsAssist with Pro-forma statements if requiredComplete Owner’s distributionEnsure completeness and accuracy of tenant’s additional rents (Ie.
  • lease types)Review, approve and finalize the tenant’s year end reconciliationLiaison with owner accountant(s) and auditors on all issuesBalance sheet account review and approval of month end working papers

  • BudgetsReview tenant additional rent calculation (ie. lease types) in the annual budget modelReview or complete the amortization schedules in the annual budgetReview budgets to ensure that accounting guidelines are being followedAssist with the Pro-forma statements when and if requiredParticipate in team reviews of the annual budget
  • Staff ManagementSupervise and train Property Accountants and Clerical StaffAssist in hiring of new accounting staffAssist in annual performance review
  • Qualifications

  • Strong knowledge of accounting principles and concepts
  • Industrial, Retail and Office property accounting experience (5 years or more)
  • CPA Designation or close to obtaining the CPA Designation
  • Strong knowledge in financial statements preparation and tenant CAM / TAX reconciliation
  • Strong analytical skills
  • Good organizational skills
  • Excellent Leadership skills
  • Detail Oriented
  • Team Player
  • Strong communication skills
  • Must be proficient in excel and overall computer skills
  • Able to building relationships with Clients and AY Employees
  • Knowledge of Yardi Voyager would be a definite asset
