Reporting to the Senior Property Manager, the successful candidate will fill the position of a Residential Property Manager responsible for the Urban Infill portfolio, comprised of approximately 68 properties, at 550,000 sq.
ft. of retail and residential assets located across the GTA. The successful candidate will draw upon their experience in property management, building operations, tenant relations, budget control and construction / capital project management and Residential Tenant Act to ensure the properties are managed in accordance with approved business plans and client expectations.
The incumbent will possess a high degree of professionalism in communicating with clients, tenants, contractors and fellow employees.
Responsible for handling all tenant escalations in a timely and professional manner.
Assists with annual property budgets, and property reporting, including receivables, AGI, and client reporting.
Responsible for overseeing tenant notices, correspondence, ensuring proper disclosure and timing is considered.
Assist with the onboarding of new tenants and acquisitions in the growing portfolio.
Coordinate Tenant move out and assist with determining level of renovations required for optimal residential leasing.
Collaborate with Construction Services as needed.
Liaise with Residential Leasing Brokers and Operations teams to ensure quick turnaround in occupancy
Liaise with legal representatives and attend court for escalated residential matters
Conduct and document property and unit inspections, as well as routine follow up to ensure all items identified are addressed in a timely manner.
Identify issues that have potential to negatively impact the effectiveness of the department; researches and recommends possible solutions and makes recommendations to senior management
Ensure that corporate governance, environmental, health & safety policies and procedures are compliant
Detail oriented; strong organizational skills, and proven ability to solve problems and rally teams.
Must be self-motivated, professional and flexible.
Experience with residential leases.
Onboarding and orientation of new residential tenants
Proven organizational skills; able to cope with changing client needs and deliver successful results within agreed upon timeframes.
Strong verbal and written communication skills.
Ability to carry out analysis of information.

Well versed and confident understanding of the Residential Tenancy Act.
University or College degree in a related field preferred.
Minimum of 3 years of Residential Property Management experience.
Experience with budgeting, forecasting, operation expenses and charges to tenants, rent collection and lease enforcement procedures.
Proficient Microsoft Office skills including Excel.
Experienced with Yardi Financial and Angus Anywhere Work Order System software.
