Reporting to the Vice-President, Development the Financial Analyst will be part of the Development team, responsible for providing financial and other support on development projects nationally, in addition, supporting the Valuations and Investments groups as required.
The Financial Analyst will be responsible for developing, interpreting and implementing financial models to evaluate and propose recommendations on all types of investment, development and redevelopment projects, whether on its own or true a JV partnership, including development proformas and cash flow models, investment analyses and other types of financial analyses for decision making purposes.
As FCR is moving into mixed-use projects, on its own or within Joint Venture partnerships, the approach to financial analysis must also evolve to take into consideration different costs, revenues and risks associated to different asset components to support the establishment of acquisition and disposition strategies that will optimize long term financial value for FCR.
Primary Responsibilities :
Obtain the cost assumptions for a development proforma from the various groups (development, construction, leasing, operations) and the revenue assumptions (leasing) to prepare development proformas using the standard template;
Prepare advanced financial models in both Excel and Argus to generate project yield, project cash flows, internal rate of return, NPV, etc.
for single- and multi-stage development and redevelopment projects;
Review, summarize and incorporate third party analyses (i.e. engineering, cost consultants, geotechnical reports, etc.);
Review financial planning and reporting of joint venture partners;
Coordinate with the required groups to ensure accuracy of the information being provided and evaluate options to improve the project return;
Perform variance analyses and reconciliations;
Provide investment, valuation and development proformas as required;
Provide support to the Leasing group to determine yield calculations on changing leasing assumptions in development proformas;
Coordinate with the required groups to complete the monthly cost to complete process for the under development projects;
Provide monthly reports on pre-development spend and track to budget;
Work closely with the Valuations, Investments, and Development teams on various group initiatives and special projects; and
Other duties as required.
Knowledge, Experience & Skills
Required level of education and job-related of experience :
University degree in relevant field such as Business / Urban Planning / Finance / Economics / Commerce / Business Administration, etc;
CFA / MBA graduates considered a plus; and
Knowledge of real estate development.
Specific Skills :
Bilingual French and English, both spoken and written;
Desire to learn and excel in a team environment;
Sound financial modeling skills and a solid understanding of such finance concepts as IRR, DCF and NPV;
Strong analytical and problem solving skills;
Knowledge of Argus considered an asset;
Proficient in MS Office (Word, Outlook Excel);
Excellent organizational, written, and oral communication skills;
Professional and self-motivated with the ability to work within tight deadlines in a fast-paced environment juggling competing priorities;
Excellent attention to detail and sound judgment;
Ability to work well under pressure;
Strong team player with a focus on team goals.
