Reporting to the Property Manager, the Maintenance Team Leader II (MTL II) is responsible for the delivery of correction and preventative maintenance of the assigned facilities within a campus environment, including environmental, electrical, building automation, plumbing and mechanical systems.
They will assign daily responsibilities to BGIS Canada technical staff as well as subcontractors, and are accountable for specific maintenance key performance indicators (KPIs).
The incumbent is also responsible for staff management of technicians and the MTLs, including scheduling, overtime approval, and performance management.
KEY DUTIES & RESPONSIBILITIES
Interface between Property Manager, Technical Manager, CMMS and external vendors to achieve deliverables.
Coordinate sub-contractors in the delivery of preventive maintenance programs, day-to-day operations, corrective maintenance activities, and repair and minor capital projects.
Ensure compliance with corporate and legislated policies, procedures, practices and guidelines related to environment, health and safety, and fire protection.
Document activities related to building operations and maintenance, providing input to the Property Manager(s) with respect to building conditions;
project planning, budget planning and forecasting.
Administer the quality assurance program and ensure delivery of the services meet or exceed the requirements as set out in the contract, and comply with internal BGIS policies and standard operating procedures.
Accountability to ensure demand work orders / preventative maintenance is completed; follow-up with employees / sub-contractors where required.
Responsible for a group of technicians, including employee relations, performance management, staffing and recruitment / selection as required in tandem with the Property Manager.
Responsible to track overtime and scheduling to ensure optimal staffing levels.
Collaborate with the MTL, Property Services Coordinator and CMMS Coordinator to ensure that current staffing needs are met
Approves overtime, schedule changes and absence / vacation requests.
Supervise BGIS Technicians in the delivery of preventive maintenance programs, day-to-day operations and corrective maintenance activities.
Liaise with the client representing BGISs Canada for the purpose of enhancing tenant and customer satisfaction and maintaining positive relations.
Assumes role of main point of contact for client in regards to maintenance issues.

EDUCATION, JOB-RELATED YEARS OF EXPERIENCE & QUALIFICATIONS
MINIMUM EDUCATION : High school completion plus a specialized technical or business course
MINIMUM EDUCATION :
JOB-RELATED EXPERIENCE : More than three years up to five years
JOB-RELATED EXPERIENCE : Knowledge & Skills
Knowledge of building tools and systems
5th Class Power Engineering or Certificate
Minimum of 3-5 years of building operations or industry experience
Minimum of 1 year experience in a supervisory function
Working knowledge of fire and safety codes
Proficiency in MS Office
Licenses and / or Professional Accreditation
Specialized trade license would be considered an asset
