Position Status : Permanent, Full time

Schedule : The HVAC / BMS Specialist Building Operator will be working full time days but is expected to respond as required for after-hours urgent and emergency calls both weeknights and weekends.

Summary :

Reporting to the Facility Manager, the HVAC / BMS Specialist Building Operator will provide expertise in HVAC and BMS systems maintenance, repair and lifecycle planning as well as respond to all maintenance and building system work order requests and perform the regulatory and routine maintenance that will ensure a consistent level of building performance and comfort for the transit and snow operations staff.

The HVAC / BMS Specialist Building Operator will provide leadership and guidance in all areas including operational management, safety, efficiency and environmental standards.

The ideal candidate must be organized and have proven capabilities on multi-tasking, problem solving, and prioritizing workloads.

The candidate must be a team player, also self-motivated and detailed oriented.

Responsabilities :

  • Ensuring the proper operation of HVAC, BMS and controls systems within the facility;
  • Ensure all health, safety, including Lock out tag out, lift training, fall arrest and security procedures are adhered to on site, and areas of concern are reported to the appropriate parties in a timely manner in order to limit exposure to liability and loss;
  • Perform and complete all assigned duties and responsibilities with minimum supervision;
  • Test, troubleshoot and repair or replace electrical / electronic control equipment;
  • Perform preventative maintenance and repairs as required;
  • Work closely with occupants, contractors, and other building operators to ensure smooth efficient building operations;
  • Assist in testing fire protection equipment and systems at recommended intervals for proper operation in order to meet legislative and P3 requirements to ensure customer and occupants safety, record inspections and findings;
  • Perform work covering electrical / electronic disciplines, including mechanical work;
  • Take scheduled electrical meter readings of all major zones and equipment, inspect for irregularities in readings, record, and report readings to management;
  • Assist in conducting the required fire drills;
  • Ensure the execution of all preventative maintenance tasks as prescribed on all equipment and systems;
  • Ensure service contractors, occupants are wearing site required PPE, adhering to site safety protocols, and contractors are adequately supervised when on site;
  • Respond to occupant concerns in a timely manner and assist in solving problems as required,
  • Record and report services performed in CMMS system;
  • Maintain shop / equipment inventory, request replacement inventory as required;
  • As part of the team conduct regular scheduled interior, exterior, snow melt facility, roof inspections condition, report, and report findings;
  • Assist Facility Manager in the preparation of building operating budget;
  • Responsibility for equipment orientation start up, monitoring, and efficient operation;
  • Respond to complaints from tenants organize other trades as necessary;
  • Read and interpret drawings and control schematics;
  • Comply with company policies and procedures at all times and ensure building standards and efficiencies are maintained;
  • Conduct appropriately at all times and present an acceptable appearance while on the site performing the duties of the position;
  • Respond to after hour emergencies;
  • Complete all other tasks required by his immediate supervisor, including but not limited to respond and assist in seasonal building requirements and other tasks as instructed including, but not limited to painting, cleaning, snow removal, landscaping.
  • Requirements :

  • HVAC diploma or equivalent;
  • Possess a strong knowledge of HVAC (Heating, Ventilation and Air Conditioning) and BMS (Building Management Systems);
  • Significant experience with BMS and Controls systems
  • High School Diploma or equivalent;
  • Minimum five (5) years relevant experience in industrial / office buildings;
  • Experience in complex building systems, including VAV, HVAC systems, mechanical systems;
  • Ability to respond to emergencies on a 24 hour basis;
  • Excellent initiative and troubleshooting skills required as well as good problem solving skills;
  • Computer literacy and knowledge of computerized maintenance programs (CMMS) preferred;
  • Ability to bend, stoop, climb and crawl;
  • Ability to work from ladders, lifts, scaffolding and in tight places.
  • Skills :

  • Strong written and oral communication skills;
  • Strong MS Office computer skills and knowledge of maintenance Information systems;
  • Strong Customer Service Skills;
  • Inspirational team spirit and work ethic.
  • Other :

  • Able to pass all medical, background checks and obtain a Secret level security clearance as per Government of Canada requirements.
