Position Summary

As a member of the Brookfield Homes Management Team, the Sales Manager is responsible to develop, direct, maintain and provide leadership to all members of the Sales team and is accountable for developing and maintaining an effective and efficient sales, marketing (through guidance and collaboration) and administration program capable of meeting the annual business objectives and 5-

year Business Plan goals.

The Sales Manager works to understand the divisional and local area’s housing market to expand the company’s product reach and profit revenues.

This includes maintaining the competitiveness of the Division’s current product lines, identifying new product and market opportunities, attracting new clients and collaborating in research of new business opportunities.

The Sales Manager will identify and communicate the value proposition in each product segment, likely sales points, develop strategic plans and promotion strategies to achieve sales targets.

Areas of Responsibility

Build Sales Team Excellence

  • Develop and maintain an effective Sales team competent in all aspects of sales, promotion, and customer service. Provide leadership, recommend compensation and facilitate training, recruiting, coaching and motivating team for current and future community assignments.
  • Lead in the ongoing development of the customer home buying experience that results in a high level of customer satisfaction.
  • Provide performance management, coaching and development objectives and goals for the sales team. Hold regular team meetings and one-
  • on-one’s with sales staff.

    Sales Management

  • Oversee and manage the sales funnel with marketing to ensure there are strategies and tactics in place to achieve required lead nurturing and conversion.
  • Develop, recommend and implement pricing strategies, including but not limited to initial project or program launch, premiums, options, promotions and value added packages for various economic conditions.
  • Circulate and maintain records of price-sheet sign-offs and product releases.

  • Review and approve sales agreements and customer extra sheets (within LOA).
  • Continuous exploration of methods to improve business practice and process.
  • Marketing

  • Establish effective sales and promotion strategies and control related budgets to preserve margins and ensure sales momentum.
  • Identify and recommend effective promotion opportunities and collaborate with Marketing on advertising strategies which enhance sales performance and support Brookfield’s image.
  • Business Strategies and Strategic Planning

  • Participate in the preparation of the annual and 5-year business plans for review and approval by Executive Management and regular monitoring and reporting on progress in achieving results.
  • Lead competitor and market analytics to support strategic business decisions and product positioning
  • Conduct continual research and propose recommendations for housing product development that meet the needs and desires of target markets, which can be produced efficiently and profitably with high perceived value to customers.
  • Identify specific product lines and market opportunities in Brookfield’s communities.


  • A post-secondary degree, preferably in one of the commerce, communication, accounting, economics or business administration streams (MBA or PMP is an asset) or other equivalent qualifications and experience.
  • A minimum of 3-5 years’ experience in a strategic sales management capacity and the homebuilding industry.
  • Proven capacity and awareness to be responsive to market conditions, economic trends and government policies.
