To operate and maintain the Building Environmental and Life Safety systems, ensuring proper operation while providing a safe and comfortable environment for tenants at the Hudson’s Bay Centre.


  • Monitors and operates building environmental systems to ensure proper operation at all times including troubleshooting and programming of automation systems controls and lighting control systems
  • Monitors and tests Life Safety systems to ensure that all equipment is fully functional and in good operational order
  • Inspection of all mechanical equipment and report any operational or mechanical deficiencies for repair including taking equipment temperature and pressure readings
  • Attends to tenant calls primarily relating to Heating, Ventilation & Air Conditioning (HVAC), but calls may be anything related to mechanical or electrical issues
  • Take responsibility as it relates to shift, ensuring all work is completed in a satisfactory manner and all operational difficulties and or deficiencies are documented and reported to senior building operator or management personnel.
  • Assist operations / maintenance staff as required

  • Perform some maintenance functions including water treatment chemical tests and make adjustments based on the results of the tests.
  • Also draining and filling of various systems for repair or modification

  • Take manual meter readings monthly to record and document consumption of utilities by tenants and building systems


    A large portion of time in this position will be spent servicing tenant requests, following up with day to day tasks and contractors work.

    This daily interaction with customers’ demands an individual with a keen service orientation as exemplified by the consistent demonstration of empathy and courtesy in all customer interactions.

    Strong communication, interpersonal and organizational skills are required. Brookfield’s level of service further requires the communication of a sincere desire to contribute to customer satisfaction by taking personal responsibility to resolve their concerns.

    Ability to work rotational shifts, overtime and on-call duties including evening, weekends and holidays as required.


  • Minimum five years Building Operator experience in a commercial office environment up to 1 million sq. ft. or a minimum three years Building Operator related experience in a commercial office environment over 1 million sq. ft.
  • Must be able to work with power tools and have a hands-on mechanical skill set
  • Must have basic electrical knowledge to troubleshoot control circuits and electrical problems
  • Able to work on a 6 to 8 foot step ladder
  • Must have an understanding of the Operation and Maintenance routine of HVAC and Life Safety equipment
  • Must have an understanding of Chemical Water Treatment theories and practices
  • Must be able to read basic blue prints

  • Secondary education and Seneca College Building Environmental Systems Operator Class I and II designation or equivalent.
