Specific accountabilities

In this role, you will be responsible for managing a Canada-wide portfolio of retail and other properties as allocated by your immediate supervisor.

You will serve on various management committees, monitor the implementation of the business plan and ensure budgetary compliance for each asset.

You will analyze financial, operational and strategic matters and issue the corresponding recommendations. In addition, you will liaise with external and internal partners / managers and various units within the organization.

Specific duties include the following :

  • Oversee the management of designated assets in order to maximize their rate of return, value and compliance with various investment agreements, in accordance with Ivanhoé Cambridge’s business practices;
  • Monitor business plans and the annual budget process, conduct financial analyses and recommend solutions for improving profit margins;
  • Analyze monthly and quarterly financial and management reports and compare with approved business plans and budgets; prepare a summary and issue the appropriate recommendations;
  • Liaise with internal and external stakeholders with regard to financial and management information;
  • Represent the Company on various management committees and maintain excellent business relationships with Ivanhoé Cambridge’s partners;
  • Prepare analyses and documents for approval by the appropriate internal committees;
  • Prepare the necessary analyses and presentation documents required to review designated assets;
  • Contribute to the semi-annual FMV process for designated assets;
  • Review FMV, capex and EBITDA projections as part of the quarterly forecasting process;
  • Analyze cash flow and return projections once or twice a year (Argus) for designated assets and recommend the use of assumptions specific to the respective markets;
  • Review retail rental rates for assets in the portfolio on an annual basis, in conjunction with the leasing team;
  • Conduct ad hoc analyses of the financial impacts of proposed changes to the leasing plan and major capital projects;
  • Analyze and recommend the adoption of annual operating / capital budgets and business plans for designated assets within the allotted timeframes;
  • Analyze, characterize and review asset disposition opportunities in line with the strategic plans for the business unit and for the Company as a whole;
  • make the corresponding recommendations;
  • Ensure the required information is provided to the investment team during investment dispositions;
  • Analyze and recommend requests to transfer funds associated with assets under management;
  • Visit properties as stipulated in the calendar established with the immediate supervisor;
  • Ensure monitoring and risk management measures are in place for assets under management;
  • Carry out any other related tasks requested by the immediate supervisor or required as part of the job.
  • Key requirements

  • Bachelor’s degree in finance, administration or real estate; master’s degree in a relevant discipline would be an asset;
  • CFA or C.App. designation an asset;
  • Six (6) to nine (9) years of relevant experience;
  • Fluency in written and spoken French and English;
  • Team-oriented, self-directed, inquisitive, driven and committed to continuous quality improvement;
  • Strong analytical, information processing and communication skills;
  • Available to travel regularly for work;
  • Advanced proficiency in Excel, PowerPoint and Argus.
