Reporting to the Operations Supervisor, the Building Operator, Level 2 is an intermediate level building operator responsible for providing operational and technical support as a member of a building operations team.
The primary objective of the Building Operator, Level 2 is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.
The primary responsibilities of the Building Operator, Level 2 include :
assisting building supervisors, maintenance mechanics and other building operators with installation and repair of mechanical systems;
installing, repairing, and maintaining climate control and other mechanical systems within a building or portfolio;
overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems;
general maintenance including housekeeping such as sweeping, litter pick up, shoveling and pressure washing;
assisting with environmental assessments and reporting;
participating in corporate occupational health and safety program;
assisting with waste, recycling, and hazardous materials issues;
monitoring of computerized control systems;
responding to tenant service requests;
assisting with insurance and risk management inspections, remedial actions, and reporting;
remaining current and up to date with new industry practices, legislative changes, and new technologies;
other assigned duties.
Education and Qualifications
The Building Operator, Level 2 shall have the following technical qualifications or industry equivalency
4th Class Power Engineer (or equivalent) or working towards
plus, a minimum of 3 years direct work experience in junior or intermediate position in commercial high rise building operations
a valid drivers license and a vehicle
intermediate level skills in Microsoft Office.
