Upon assignment to a new project following a successful bid, the Project Manager is responsible for the planning and performance of the job to completion.
The Project Manager will review the estimate which was prepared for the job, review the contract and specifications and prepare a cost budget to be monitored throughout the job.
The project manager will communicate with Company management, customers, external engineering consultants, internal site supervisory staff, suppliers and subcontractors with respect to the timely and cost-
effective completion of the job. The project manager is responsible to ensure all necessary paperwork related to the job is either prepared or obtained from those responsible for preparation, stored and communicated to others as required.
The project manager is responsible for all financial aspects of the job and for communicating with management regarding any matters which may result in either better or worse results than expected on a timely basis.

Review estimate, contract and job specifications to familiarize themselves with the project and its’ scope. Prepare a detailed cost budget for the job for review by the Director of Construction and Engineering.
Communicate approved budget with the field supervisory personnel to ensure the cost reporting will be in line with the budget.
Provide the cost budget and other relevant details to the Accounting team in order to facilitate setting up the job and budget in the Company’s ERP system.
Initiate pre-construction meeting to review contract specifications, discuss scheduling, appoint chair of communications chair, discuss who subcontractors and suppliers will be, agree on monthly payment cut-
off dates for submission of quantities to the external engineering consultant. Prepare purchase orders for subcontractors and suppliers Request locates for utilities Obtain permits from Ministry of Labour Apply for road cuts, water or other permits as required Submit required plans for erosion control, sediment control, traffic control, or other as dictated by the work to be done.
Review shop drawings and submissions, submit blueprints to engineer for review and then begin having fabrication of materials started.
Send shop drawings for approval, give OK to produce structures (manholes etc.) for deliver to site when needed (per purchase order) Based upon internal discussions, prepare a schedule for the performance of the work, ensuring appropriate number of labourers and necessary equipment is booked Initiate mobilization and communicate with the site superintendant with respect to scheduling of equipment and float moves and managing the labour on site.
Site superintendant will make arrangements with the shop. Consult with the Director of Construction and Engineering on an as-
needed basis, ensuring that they are aware of any potential issues with respect to our performance of the job on a timely basis so that appropriate action may be taken where necessary.
Order specialized or specific materials. Standard materials are ordered by the site super as needed. Ensure proper documentation is maintained on site as required.
Permits, locates, emergency response plans, drawings and any other as needed.) Communicate with site super with respect to the scope of the job, ensuring that the site staff will properly identify any work that is outside the scope of the contract and which requires approval in advance of being performed to ensure the Company will be properly compensated for the work through a change order request.
Gather and summarize costing information for all change order requests and submit a request for payment to the external engineering consultant for, ensuring that the Company is obtaining fair compensation including any mark-
up it is entitled to under the terms of the contract. Ensure that contract deadlines are met with respect to notification of intent to claim for extra work.
Visit job-site as required in order to ensure proper supervision of the job and track progress of the work as compared to budget / schedule with respect to production.
Drawings to be highlighted as work is complete and other information relevant to the job performance is to be documented.
A journal should be kept to document the progress of the job. Meet with external engineering consultants to agree upon quantities to be paid out for the period in question in advance of the deadline for submission to ensure timely billing and collection of our revenue.
Submit the progress payment certificate to accounting along with all related subcontractor invoices and payment information so that it may be processed and submitted on a timely basis to customers and subcontractors.
This shall be done in accordance with company policies and communicated deadlines with any exceptions duly approved by the President.
Approval of all costs related to the job, ensuring appropriate cost coding in accordance with the budget and purchase orders.
Storage of all job-related information in accordance with Company policies. In the absence of specific policy, best practices should be followed to ensure the continuity of all job-
related knowledge can be transferred to other parties should that become necessary due to illness or other unanticipated situations which may develop.
Ensure that all ongoing inspection ad reporting is performed as required with respect to any plans (erosion or sediment control etc.
that are relevant to the job. Each month, review the job’s financial status as compared to budget, projecting costs to completion based upon knowledge of the job status regarding production and other relevant conditions which may result in either increased or decreased profit.
Calculate the appropriate deferral of either cost or revenue as may be necessary from time to time in order to ensure proper recognition of profit or loss with respect to the job to date.
Communicate this information to Director of Construction and Engineering along with the Accounting department each month on a timely basis in accordance with deadlines which are set.
Ensure that all work has been performed according to the job specifications and any subsequent changes which have been approved.
Arrange for cleanup of the site and correction of any identified deficiencies. Submit request for substantial completion and follow-
up to ensure holdback is released at the earliest possible date in accordance with Company policies. Ensure that all necessary documentation is in place with respect to the final completion of the job.
Analyze final job financial performance and provide feedback to the Director of Construction and Engineering, as well as any estimators and site supervisory staff in order to ensure that the Company’s knowledge base is being updated where required.
Assist with supervision and training as well as field day to day questions from junior project managers. Provide feedback with respect to annual staff performance appraisals in order to help develop staff.
Undergraduate degree, B.A.Sc. (Civil Engineering) or Civil Engineering Technologist Diploma is required. Project Management designation (PMP) is considered an asset.
Minimum of 10 years’ experience in the construction industry is required. Prior work experience in the Heavy Civil Sector of the industry would be preferable.
Strong organizational skills with the ability to prioritize work and meet firm deadlines. Proficient in Microsoft office (Excel, Word, Outlook, Microsoft Project) Strong problem-
solving skills. Strong communication skills both written and verbal. Possess strong conflict resolution skills, with the ability to lead and motivate others Strong mathematical reasoning and ability to analyze building drawings / blueprints.
Construction environment can be difficult conditions, this role will require working outdoors and indoors. Manual dexterity required.
