The Strategy & Consulting team carries out planning and development related studies and strategies to assist a wide range of clients lever their real estate assets to achieve their objectives.
As a Financial Analyst you’ll have an important role working with our Consulting team members, clients and other Colliers professionals to provide financial analysis and valuations for a variety of commercial real estate assets.
Armed with exceptional analytical and organizational skills and a keen eye for details, you’re a problem solver who’s always looking for ways to improve.
What you bring
At least two (2) years of relevant work experience in financial analysis and real estate
Commerce / business degree, MBA or other related degree
Ability to think strategically
Exceptional analytical skills; strong ability to think through range of possibilities and scenarios and communicate these possibilities to a wide range of parties Computer proficiency in MS Project, MS Office (Outlook, Word and PowerPoint) and strong skills in Excel.
Excellent interpersonal, presentation skills and writing abilities
Experience in real estate capital markets or corporate finance or a related industry is preferred
Experience conducting research through MLS, MPAC, RealNet and other real estate data sources is considered an asset
Demonstrated ability to work under pressure to deadlines without compromising quality
Works well independently and seamlessly with existing team of analysts in a collaborative manner
Good communicator, motivated, diligent, energetic and positive attitude.
Ability to take direction and implement the development program in accordance with the project objectives.
Conflict resolution skills consistent with Collier’s core values.
Excellent understanding of the financial aspects of a project
Good business judgment and strong analytical skills, detailed oriented.
Must be detail-oriented; possesses outstanding verbal and written communication skills and be able to multi-task on a regular basis.

What success looks like
You will unlock the greatest value in an asset through out-of-the-box financial analysis
You will work autonomously to analyze, underwrite and forecast property cashflows, and valuations using excel spreadsheets
You will perform financial and cost analyses (e.g. cash-flow analysis, lease analysis, land residuals, IRR calculations) and prepare related reports for senior leadership and a wide range of client types.
You will conduct the highest and best use studies, market overviews and investment analysis.
You will research and develop assumptions required for the development of values such as market growth rates, rents, construction costs, and lease rates.
You will develop opinions and recommendations on potential development opportunities through analysis of various inputs that affect overall value and liquidity of assets.
You will prepare project financials for approval by senior management; provide necessary updates as required.
You will work apart of a part of a team to determine development scenarios, establishes financial modeling assumptions and prepares financial outcomes.
You will review market trends, and the target market for each specific project.
You will provide members of the public with information regarding development projects and coordination of community consultative events.
You will maintain the overall development pro forma throughout the development process monitoring overall project cost and variances from budgets.
You will manage pre-development budgets and approve consultant invoices.
You will assist in the preparation of financing packages including review of Contractor claims
You will balance profit maximization while maintaining design quality.
