Join the Leasing and Property Management Team of Real Estate & Housing as a Residential Property Coordinator. Reporting to the General Supervisor of Leasing and Property Management and supporting the leasing and property management activities of the section, your primary duties will include :
Manage the day-to-day operations of the City housing portfolio
Coordinate all services necessary to efficiently manage City-owned residential properties
Develop and implement marketing initiatives for available properties to lease
Work with a large client base in a variety of social & economic situations
Interview and negotiate with prospective tenants, initiate agreements, prepare documentation, obtain approvals & protect the City’s rights and interests by ensuring placement of desirable tenants
Analyze market data
Review policy, procedure and applicable forms for residential properties
Administers various notice letters, such as eviction notices
Enforce lease agreement terms and conditions which may involve working with Bylaw Enforcement or other enforcement agencies
Prepare all methods of communication with tenants including responding to tenant complaints
Manage the rent collection, security deposits, leasing and maintenance components
Develop & maintain lease and vacancy data, coordinate with the Sales and Acquisitions team requirements for new purchases or the sale of surplus properties and any demolitions
Use of various software systems (POSSE, TACS, SAP, TRIRIGA)
Additional related duties as required
Grade 12 and a professional designation as a Certified Property Manager (CPM) or Real Property Administrator (RPA)
3 years of progressively responsible experience in administration of property management and leasing
Substantial experience in dealing with people in very stressful and / or difficult situations
General knowledge and experience in the practical application of the Residential Tenancies Act (RTA) and other related legislation
Property management, lease negotiation, sound administrative practices and training
Excellent verbal and written skills including the preparation of reports
Proficient in Microsoft Office, Google Docs, and Google Gmail. Knowledge of POSSE, SAP, TACS, and TRIRIGA is considered an asset
Hire is dependent upon a Police Security Check satisfactory to the City of Edmonton
A valid Alberta Class 5 driver's license (or provincial equivalent)
Applicants will be required to arrange their own transportation and, where appropriate, will be reimbursed in accordance with City of Edmonton policy.
This will require the applicant to obtain business use auto insurance
