The Leasing Manager is responsible for developing and executing real estate acquisition, renewal and disposition strategies for assigned portfolio of properties in accordance to the terms and conditions of the client master service agreement.
At this position level :
Portfolios are typically medium to high complexity and volume
KEY DUTIES & RESPONSIBILITIES
Understands clients’ objectives, business drivers and needs in order to develop and recommend real estate acquisition, renewal and / ordisposition strategies that meets the clients’ needs and optimizes the value delivered to the client
Conducts analysis and develops business cases to support recommendations
Executes real estate acquisition, renewal and disposition strategies
Develops, recommends and executes approaches to reduce occupancy costs
Performs all aspects of real estate acquisition, renewal and disposition activities including but not limited to : Managing all relationships including client, landlord and broker.
Acts as primary interface for all transactions mattersResearching and recommending real estate properties that align with the client’s real estate strategy and needsPerforming market research to understand real estate market trendsConducting due diligence reviewsMarketing surplus properties for disposalConducting property toursConducting related analysis and preparing reportsExecuting renewal and disposition activities according to critical dates, and ensuring that disposition-related recoveries and targets are achievedConducting all related negotiationsCoordinating and / or undertaking the preparation of all related documentations and information including but not limited to market information packages, offers to lease, letters of intent, etcReviewing and negotiating related documentations such as offers to lease, renewal agreements, letters of intent, etcEnsuring accurate and complete maintenance of all lease transactions documentations
Collaborates with relevant stakeholders to ensure all service delivery obligations are met and executed in accordance to all requirements
Develops and maintains effective relationships with all relevant stakeholders including but not limited to clients, brokers, landlords and real estate industry professionals
Maintains current awareness of industry practices and trends

KNOWLDGE & SKILLS
Community college diploma preferably in business administration
Bachelor's degree in Urban Planning, Business Administration or equivalent
Advanced real estate acquisition, renewal and disposition strategy development and execution skills
Skilled at persuading, influencing and negotiating to achieve desired outcomes
Highly advanced relationship management skills and ability to develop and manage relationships with multiple stakeholders
Highly advanced real estate transactions-related documentations development, application and interpretation skills
Highly advanced analytical skills to identify optimum real estate cost structures, pricing and value for the client
Strong market research skills along with current knowledge of market trends and conditions
Current knowledge of industry practices, trends and requirements
Knowledge of real estate legislative requirements for assigned province
Excellent verbal and written communication skills (French and English is required)
Ability to work with a minimum of supervision.
Ability to be licensed to trade in Real Estate in other Provinces, as required.
Licenses and / or Professional Accreditation
License to trade in Commercial Real Estate in Quebec is required. Licence to trade in New Brunswick an asset.
