NOTE - This is NOT an Information Technology position. This is a Real Estate PM role and you must have direct and extensive experience in Real Estate projects.
CBRE is currently seeking an exceptional and dynamic individual to join our growing real estate Project Management team.

Project Management needs to be your career, and not just a job for you. The successful Project Manager (PM) will primarily be responsible for delivering quick service restaurants (QSR) and other retail-
based projects throughout the GTA and surrounding Ontario region, with the opportunity to expand into commercial office, industrial, hospitality, retail, healthcare and special use sectors in the future.
Acting as an âOwnerâs Representativeâ, you will be responsible for achieving the highest of quality of customer service standards using the processes, technology and tools that are the hallmark of CBRE projects.

You will often liaise with internal CBRE real estate agents as part of the process, and bridge services between the brand and restaurant owner.
QSR projects typically include oversight of Landlord turnkey projects, renovation and tenant improvements, ground-up construction, conversion, and rebranding programs.
You will work on a program of projects, within a team environment, and will represent various QSR clients in this role. You will report to CBREâs Project Management division in Central Canada, based out of downtown Toronto.
RESPONSIBILITIES Acts as primary client interface to the Restaurant Owner (or another designated single point of contact) for the delivery of assigned projects, most of which may be initiated by the Senior Program Manager responsible for the corporate client and contract.
Manages multiple mid-sized projects with a total project value of all projects $5 million. Develops comprehensive project budgets, schedules, scopes and risk logs using CBREâs tools.
Manages the design and implementation team to ensure projects are being delivered within budget, on schedule and at the expected level of service delivery.
Procures and manages all external service providers (consultants / contractors and technical resources) required to deliver the project, including proposal and tender analysis.
Negotiates changes in scope, timing and deliverables with external consultants and clients. Manages all aspects of assigned projects using CBREâs PMI-
based software tool. Assists in the development and expansion of the consultant / contractor resource base within the region.
Ensures health & safety and quality management requirements are met for projects delivered in the region. Performs site visits as required for tendering and construction for review of the work and to resolve issues on site.
Performs close-out activities related to project records and financial aspects of the project. Successfully manages the Restaurant Owner relationship and expectations through clear communications to minimize disruptions and ensure client satisfaction.
Reporting project status weekly to the corporate client and escalating issues to the Senior Program Manager. Contributes to the programâs process improvement and best practices.
May support a Senior Project Manager in the delivery of large and / or complex projects. Assists various corporate clients by articulating potential risks and opportunities during the selection process in the real estate transaction.
Demonstrates capability to read, understand and apply standard to moderately complex documents affecting real estate projects, including but not limited to : agreements / contracts, leases, work letters, project charters, surveys and drawings.
May also be responsible for delivering other project types within retail and commercial sectors, to various clients.
QUALIFICATIONS Minimum 5 yearsâ experience in delivering tenant improvement and other projects as a Project Manager. Post-
Secondary College or University education in Project Management, Architecture, Interior Design, Engineering, Planning, Construction Management or industry-
related field. Must have strong interpersonal skills for customer service / client relations and various stakeholders. Must be organized, professional with an ability to multi-
task, and have exceptional time management skills Must have excellent verbal and written communication skills. Valid Class âGâ Ontario driverâs license required and must be able to travel across Ontario on a regular basis to deliver projects.
Experience in the administration of codes, legislative regulations, procurement policies and industry standards relating to the delivery of construction projects and construction law.
Knowledge of real estate development (municipal approvals, site selection, design development, etc.), project planning, estimating, scheduling, interior and base building construction techniques, restaurant equipment, leasing and contract administration.
Requires general understanding of the Real Estate industry and how project management is key to the successful delivery of a project.
Prior exposure to real estate leasing transactions, architectural or interior design processes, contracts and procurement, and the ability to read and comprehend design and construction drawings is mandatory.
The ideal candidate has long term career aspirations of being a Real Estate Services Project Manager. Very good computer skills in such areas as Microsoft Office Suite and the ability to learn software quickly for CBREâs PI system.
Budgeting and financial reporting experience. Experience in delivering retail projects is strongly preferred. PMP certification strongly preferred.
LEED accreditation is an asset.
