Position Overview Provide a concise description of the overall purpose of the position. Reporting to the Facilities Manager, the Building Automation Technician is responsible for efficient and effective planning and scheduling of maintenance work activities associated to Building Automation Systems to minimize downtime and maximize college operations efficiencies.
Building Automation Technicians perform a variety of duties related to the design, development, and improvement of building automation systems (BAS).
They inspect, troubleshoot, and maintain BAS, involving trades or contract personnel when necessary to make repairs or adjustments.
Building Automation Technicians also review the existing BAS and recommend, assist with the design of, or revise existing systems.
Thorough knowledge of building automation instrumentation and control systems is essential.
Familiar with standard concepts, practices and procedures in automation and controls field.
Experience with standard network communication protocols like BACnet and Modbus.
Knowledge in following product lines / systems is beneficial : Honeywell EBI, Automatic Logic WebCTRL, Siemens APOGEE, Johnson Controls METASYS.
Experience working with a variety of control systems including DDC, DCS and PLCs preferably with Johnson Controls, Honeywell, Siemens or Automated Logic.
Knowledgeable in DDC control theory and applications pertaining to the HVAC industry.
Experience designing and programming control systems with emphasis on DDC HVAC systems
Basic knowledge of computer hardware and software
Ability to read and interpret blueprints, flow charts, schematic, and ladder diagrams, and control sequences, which may also involve various software languages and formats.
Analytical ability for problem solving
Familiarity with building HVAC systems.
Solid mechanical and electrical aptitude
Adept in working with a variety of hand and power tools
Using technical knowledge, skills and experience, may act as mentor for other staff members. May provide guidance to workers in testing, tuning, and adjusting equipment to obtain optimum operating performance.
Executes all work in accordance with Provincial, local regulations, general best practices as well as Seneca’s Health and Safety policies and procedures.
The incumbent will be tasked with the participation of applicable departmental maintenance standards and procedures related to building automation.
The incumbent must have strong communication and technical skills to be able to work collaboratively with both internal and external resources to ensure the timely, successful completion of building automation projects and assigned tasks.
Responsibilities Planning and Organizing
Champions the preventive and predictive maintenance program for all Seneca Building automation systems.
Perform detailed reviews of existing building automation systems and building IT networks to determine current state and recommended upgrade strategies.
Confirm the proper response of all air handling units, to include their fans and dampers, to commands from the BAS.
Identify all system components, to include controllers, actuators, sensors
and communications devices that need repair, modification or replacement.
Ensures work orders and other required documentation are created and properly scoped and reported in CMMS
Identifies risks and / or constraints associated with executing planned or corrective maintenance activities
Manages and prioritizes work plans to ensure corrective work and work backlog items are addressed in a timely manner
Create, update and maintain all preventive and predictive maintenance Standard Operating Procedures (SOP) and / or User Manuals related to building automation systems.
This includes all associated technical documentation such as drawings, material test records, data sheets, field test results, photographs etc.
Recommends measures and / or strategies to improve operational efficiencies, equipment performance, quality of service delivery, services providers to be utilized, optimized use of resources, reduction in deferred maintenance and reduce cost
Develop and present detailed maintenance plans, schedules and proposals for review and implementation.
Assist or lead in the procurement of materials or parts necessary for planned or corrective maintenance work
Communicate in both verbal and written form to technical and non-technical people.
Reviews maintenance activities with Facilities Operations & Maintenance team to establish work priorities, regarding breakdown maintenance, preventive maintenance and facilities services requests and procedures are in place for respective campuses
Repair HVAC and electrical control systems and update associated documentations.
Troubleshoot control system networking technologies and PC networking technology.
Modify software operating instructions to incorporate all heating, ventilation and air conditioning (HVAC) equipment and components installations and changes
Troubleshoot control systems from the field element up through operator interfaces and databases
Modify programming instructions to system controllers and other components to ensure their proper, effective, operation
Manages the continual improvement and execution of the planned and preventive maintenance program for all Seneca building automation systems
Check the functionality of all HVAC systems such as variable air volume (VAV) boxes throughout the system, and identify units that must be adjusted to for optimum performance.
Review system reports, alarms and error logs, and resolve system alarms and errors.
Works closely with Facilities Operations & Maintenance team to ensure that work is properly coordinated and communicated with college stakeholders and performed in compliance with all pertinent legislative codes and standards, including Workplace Hazardous Materials Information System (WHMIS) and the Occupational Health & Safety Act (OHSA)
Follow up on repair and troubleshooting activities with end user and close work orders in a timely manner.
Monitoring & Reporting
Assess and report on the operational condition of the BAS components throughout the building of various HVAC equipment’s and their ancillary systems such as air supply conduit, return air conduit, building exhaust fans, system pressure, temperature and air flow sensors, damper and valve actuators, network controllers and communications lines and devices, and other components.
Manages maintenance data collection / information gathering to more effectively plan maintenance activities.
Adept in the use of standard Building Management User Interface features like trending and scheduling using BAS
Monitor log trends and document metrics for reporting purposes.
Assumes responsibility, individually or as a team member, to assist in the efficient operation of the Facilities Management Department
Other duties as assigned from time to time
Technical trade certification in Building Automation, or College Diploma or trade certification in Electrical / Electronic Engineering, Mechatronics technology or technician
HVAC 313-A will be an asset
Minimum 5 years of maintenance management experience repairing and maintaining building automation systems.
Industry related technical field experience including HVAC Systems, DDC Systems, BAS software and device calibration.
Ability to plan, create and schedule repair and maintenance work.
Experience in revising maintenance plans to meet changing needs and requirements.
Experience in managing day-to-day facilities service requests and ensures Work Orders are completed in a timely manner.
Conversant in various codes and legislative requirements such as WHMIS, Ontario Fire Code (OFC), Ontario Building Code (OBC), Electrical Safety Authority (ESA), Occupational Health and Safety Act (OHSA), accessibility guidelines (AODA), college and industry standards.
Must be tech savvy and have the ability to work with minimum supervision, strong communication (written and oral) and interpersonal skills
A valid Ontario driver’s license and access to a vehicle is required for occasional local travel between campuses
Hourly Wage Rate Payband J : Start rate $36.42, Maximum rate $42.22
Weekly Hours of Work 40 hours (overtime as required). Monday to Friday : 9 : 00 AM to 5 : 00 PM
