Reporting to the Operations Manager, Le Centre Eaton de Montréal, Place Montréal Trust & Le 1500, the incumbent will ensure that shopping centre and office building electromechanical maintenance is carried out on schedule and according to required standards.
He or she will manage all service contracts with the various contractors, supervise the technical teams in place and maintain contact with retailers and tenants to ensure they receive superior-quality service.
Main duties include :
Answer emergency calls as required 24 / 7;
Answer calls from the internal service;
Ensure efficient operation and maintenance of the building’s electromechanical systems and ensure that contract terms with our subcontractors are respected;
Oversee the operation of the Building Automation Systems (including Metasys, PDM, etc.);
Oversee the operation, maintenance and repairs of the air conditioning, ventilation and heating systems in the building.
Ensure the proper functioning of the preventive maintenance system in place;
Make sure that the preventive and corrective tasks are completed according to various deadlines;
Maintain a standard of cleanliness and efficiency in a manner indicative of a first class building;
Answer tenants' complaints and provide quality control for all services provided;
Assist with the preparation and control of operating budgets throughout the year;
Prepare reports, fill up purchase orders and initiate purchases depending on the budget;
Collaborate in the negotiation and implementation of the maintenance contracts and their daily execution;
Maintain harmonious relations with both retail and office tenants and technical personnel of neighbouring buildings (i.
e. Promenades de la Cathédrale,1501 & 1801 McGill College, Eaton Centre, Karum-Tunnel, Place Montreal Trust, STM, Place Ville Marie, etc.);
Review drawings and quotations submitted by tenants and professionals and issue comments to the appropriate services according to established schedules;
Keep all plans and "As Built" drawings up to date for the property;
Maintain daily communication with the building's administration staff;
Manage environmental programs and the LEED and BOMA certification programs, as well as all related communications and events involving tenants and clients;
Coordinate development, maintenance and other projects in tenant spaces and serve as the contact person for contractors and tenants for all work-related enquiries;
Coordinate projects and events (e.g., holiday decorations, sidewalk sales) in conjunction with the Marketing team;
Oversee hygiene-related matters, including on-site visits and careful follow-up with tenants, to maintain and raise awareness about hygiene standards;
administer the extermination contract and serve as the point of contact for the contractor;
Participate in the RiskCheck program (environmental, workplace health and safety risks) : answer questions on a monthly basis regarding the three properties, follow up on deficiencies and establish the required budgets.
Take part in the annual visit of all three properties and check that applicable standards are being adhered to. Coordinate the related documents, certificates and reports;
Assume all administrative functions related to the role and complete other duties as assigned;
Specific days and hours of work will be discussed at time of interview.
Diploma of collegial studies in mechanical / Building System Engineering Technology or relevant experience;
Knowledge of general maintenance and of building systems;
Five years practical, hands-on experience and working knowledge in the maintenance / mechanical field;
4th Class Power / stationary Engineer certificate and "A" Refrigeration class certificate, an asset;
Knowledge of Johnson Control's Metasys system and various automated building management systems;
Excellent ability to read and interpret mechanical, electrical and architectural drawings;
Service oriented and team player;
Bilingual (oral & written);
Computer skills required (Microsoft Office, CAD);
Basic Knowledge of accounting systems;
Ability to work in a fast-paced environment, excellent interpersonal, organization and communication skills.
